Georgia Appraiser Education Requirements

State Registered Real Property Appraiser

A registered appraiser may perform appraisals on any type of property except when the purpose of the appraisal is for use in a federally related financial transaction. If you have never held a classification, you will begin as a State Registered Real Property Appraiser. You may then become a licensed or certified appraiser.

Hours Required

90 Hours total, which includes 75 hours of appraisal education and 15 hours of the National Uniform Standards of Professional Appraisal Practice (USPAP) course.

State Licensed Real Property Appraiser

A licensed appraiser may perform any appraisal that is not to be used in a federally related financial transaction. 

They may perform appraisals for use in a federally related financial transaction if the value is less than $250,000 for any type of property: AND it is a non-complex one to four unit residential property where the value of the financial transaction does not exceed $1,000,000.

In federally related transactions licensed appraisers may not appraise real estate where a development analysis/appraisal is necessary and utilized.

Hours Required

150 classroom hours in a course or courses approved by the Board, including at least fifteen classroom hours in the Uniform Standards of Professional Appraisal Practice (USPAP).

Documentation of at least 2,000 hours of real property appraisal experience. Stipulations pertaining to acceptable appraisal experience are listed at boards website:  http://www.grec.state.ga.us/greab/apprlicense.html

State Certified Residential Real Property Appraiser

A certified residential appraiser may perform any appraisal that is not to be used in a federally related financial transaction and may perform appraisals for use in a federally related financial transaction in the following categories:

  1. One to four residential units without regard to transaction value or complexity and
  2. Any type of property where the transaction value is less than $250,000.00.

Hours Required

200 classroom hours of which at least fifteen classroom hours are in the Uniform Standards of Professional Appraisal Practice (USPAP).

AND

Hold an associate degree or higher from a college or university

AND

2,500 hours of real property appraisal experience gained over a period of 24 months. . Other stipulations pertaining to acceptable appraisal experience are listed at boards website:  http://www.grec.state.ga.us/greab/apprlicense.html

State Certified General Real Property Appraiser

A certified general appraiser may appraise any type of property for any purpose.

Hours Required

300 classroom hours of which at least fifteen classroom hours in the Uniform Standards of Professional Appraisal Practice (USPAP)

AND

Hold a bachelor's degree or higher from a college or university

AND

3,000 hours of real property appraisal experience over the period of at least thirty months.  Other stipulations pertaining to acceptable appraisal experience are listed at boards website:   http://www.grec.state.ga.us/greab/apprlicense.html

Continuing Education Note:

The Board requires each active appraiser to complete a total of 14 classroom hours in approved course work during each renewal period to meet the Continuing Education requirements.
